13 & 13a Crow Lane, Rochester ⏐ Grade II Listed Building ⏐ Conservation Area ⏐ Alterations
The owners of 13 Crow Lane had recently purchased the adjacent property, 13a Crow Lane. These two properties were originally a single dwelling, and the applicants aimed to return the property to a unified home. Much of the work involved removing later additions that had been required to make the extension a separate dwelling and creating a seamless link between the original house and the 1930s extension. Internally, the project created a new family living room, snug, utility space, and master bedroom suite with dressing room and en-suite, while opening up the middle hall and staircase to improve circulation, all while preserving the historic fabric of the original 18th-century Georgian cottage.
Externally, the works included installing a new pitched roof over the existing flat roof, removing parapet walls and timber fences, and improving parking and garden access to enhance the building’s setting. Sustainable design strategies, including material reuse, improved insulation, and water-saving measures, were incorporated. The project successfully enhanced the character, functionality, and heritage value of the property, reinstating the original entrance as the main access and ensuring the long-term stewardship of this Grade II listed building.
