Hawkhurst, West Lane Gardens
The existing house was originally constructed in the early to mid-20th Century, with two two-storey extensions to the west in the mid to late 20th Century and a further single-storey extension to the south in the early 21st Century.
The proposal was for a two-storey extension to the south at ground floor and lower ground floor level, with terraces at ground and first floor level, accessed from the kitchen at ground floor level and from the east bedroom at first floor level. The lower ground floor level was built off the existing foundations of the single-storey south extension, which was demolished as it was of very poor quality and built without Building Regulations approval. The internal layout is also revised to enable direct internal access between the lower ground floor area and the ground floor area. The lower ground floor area has been redesigned to provide independent living accommodation for the applicant’s mother
In addition to the south extension, it includes the construction of a new porch to the north elevation, together with some internal alterations, to improve the entry sequence into the house and provide better cloak room storage, to open up the entrance lobby area.
There are also works to the garden, which make a raised deck to allow direct access from the living room and study 2 into the garden and to create a lower-level terrace area, with step access and a rock garden to accommodate the slope down to the level grass area at the south side of the site.
