Jointon Road, Folkestone ⏐ New Build
This project involved the sensitive development of garden land adjacent to No. 3 Jointon Road, within a well-established residential area of Folkestone. The scheme proposed a traditionally styled four-bedroom detached house designed to complement the character of the host property and surrounding streetscape.
Careful consideration was given to the mature garden setting, including trees protected by a Tree Preservation Order dating from 1971. An arboricultural assessment guided the design and landscaping strategy, ensuring that significant trees were retained and managed in accordance with good arboricultural practice.
The new dwelling was designed in harmony with the scale and proportions of neighbouring properties, featuring pitched roofs, traditional brickwork, and sympathetically detailed elevations. The layout provided private gardens for both the existing and new dwellings, maintaining privacy and amenity.
Sustainability formed an integral part of the design, with the house constructed to exceed Building Regulations standards for energy efficiency and incorporating measures such as passive ventilation, natural lighting, water-saving systems, and SUDS drainage.
The proposal successfully met the aims of national and local planning policy, including the NPPF’s presumption in favour of sustainable development and the design principles set out in Kent Design.
